Sealcoating is a very important maintenance technique to extend the life of an asphalt surface. Sealcoat is made of either coal tar or asphalt emulsion, fine aggregates, emulsifying agents, and additives. Sealcoating beautifies an asphalt surface by giving it a “like new” curb appeal. It also preserves the asphalt, preventing further oxidation by keeping out water, UV rays, oxygen, etc. Without this coating, asphalt oxidation causes it to become brittle, less flexible, and ultimately fail prematurely.
